Owning a Holiday Home at Butlins Skegness

A bit about Butlins and the caravan parks.

Founded in 1936 by Billy Butlin to give ordinary families the opportunity to afford an annual vacation, at its peak Butlins had ten holiday camps including one in Ireland and one in the Bahamas. Today just three of the initial parks remain under the Butlins brand, Skegness, Minehead and Bognor Regis, these are now owned by Bourne Leisure Ltd.

As well as the apartments (all three holiday parks) and Hotels (Minehead and Bognor) there are Caravan Parks at Skegness and Minehead, situated on the actual Butlins park, the caravans offer an economical alternative to a Butlin apartment, allowing guests full use of all the facilities and entertainment, often at a much reduced cost.  There are several other advantages to holidaying at Butlins in a static caravan apart from the obvious savings to be made, these include, your own space to relax – caravans are detached, with plenty of space between, they have verandas or patio areas, often with seating, parking is outside your accommodation, no lugging suitcases from a car park.

The vast majority of Caravans at the Skegness park are privately owned, some are owned and rented out by Butlins themselves, not all owners hire out their caravans, some choose to benefit from unlimited breaks themselves. The Park at Minehead is smaller and all caravans are privately owned, again several of these are hired out.

Caravans can be purchased directly from Butlins, they have a showground where you can look round many new models and get a feel of what it would be like to own your own, they also sell pre-loved models, these are caravans that have either been part exchanged by existing owners or is some cases owners may have decided that they just need/want to sell.  If you purchase your holiday home from Butlins the price will include the site fees for the rest of the season.

There is also another option to consider if you are looking to purchase a caravan at Butlins, some owners prefer to sell privately, great bargains can be found this way!

Things to consider before purchasing …

Purchase cost, running costs, do you want a caravan you can use exclusively yourselves or do you want to hire it out to either off set the running costs or provide an income, or both?

*There is a £540 discount on the annual site fees if purchasing from Butlins, however privately sold caravans are usually much cheaper.

These costs are reviewed annually and may be subject to change. Extra costs may be applicable, e.g. Drain Down, Security Alarm. Repairs, safety tests

The other thing that you need to consider if you are planning to hire out your caravan, Butlins Skegness charge sublet fees, these fees are so that your guests have unlimited access to all the fantastic facilities Butlins offer, although these are quite expensive they work out much cheaper than guests staying off site and purchasing day passes. Currently these charges are:

The pass charges are capped to a maximum of £120 off peak short break, £135 off peak 7 night break, £165 peak off short break and £190 peak 7 night break.

What can I expect to make from hiring out my caravan at Butlins? Obviously, this depends on how many breaks you decide to let out for, if you are planning to rent out as many breaks as you can then you can expect to earn between £15,000 - £17,000 gross, but there is a fair bit of work involved with this, don’t fancy the hard work? There are companies (private) on Butlins that will take all the hassle of this away from you, for a small commission they offer a fully managed service, or websites that will advertise your caravan for you (but you would still need to manage your bookings, cleaning etc) There are also companies that would offer a changeover cleaning service

    Can you tell me how long Butlins allow a van to stay on site at Minehead? I have only actually seen one on gumtree, I don't know if there's anymore online anywhere? I'm elderly and can't get around that well, so I'd only want to go for a final inspection before buying, I'm not mobile enough to dash about! I see that you have some very nice vans at Skeggy, if only it wasn't too far for me!, some 12 years old. Have they got many years left on park? Thanks, VAL Hello Val, Butlins don't have an age limit on vans as long as they are in good condition. Christine
